Some News to Share

 

Pool Building
There will be a delay in opening the pool of at least 2 weeks as there was a defective part that prevented the skylights from being installed according to our schedule. Without the skylights, the plywood/membrane that was supposed to temporarily seal the skylight openings did not work due to the heavy winds that accompanied the rain two weeks ago. As a result, they leaked quite significantly.

The project should proceed as follows:

  1. It is expected that the skylights should be installed this week or next. The new skylights are white in colour to match the rest of the new roof.
  2. There are a few minor repairs to be done to the ceiling due to the leaks we experienced. The contractor is absorbing the cost.
  3. There are some repairs to be done to the tiles in the pool itself.
  4. The tile floor will be cleaned. (more about that below)
  5. The pool itself will be painted. There is an 8 year warrantee on the paint we have chosen.
  6. The pool paint needs to dry (which can require  2 weeks).
  7. The pool will be filled with water.
  8. The water will need to be heated before it is comfortable.
  9. We are discussing lowering the temperature of the pool by up to 1 degree F (to 84.5 degrees F) as the water temperature has a profound impact on the condition of the pool roof. The air temperature of the building needs to be 1.5 degrees F higher than the water.
  10. We need to improve on the fans that are currently installed over the pool. We are investigating “smart” fans.
  11. Depending on the efficiency of the smart fans, there is a chance we will not have to install PVC.

In summary, it will probably be at least another 4 weeks before the pool will be usable.

Dryotron
As part of the pool project, we have been paying particular attention to ventilation in the pool building. In so doing, we have determined that a relatively significant repair of the Dryotron is required. Depending on lead time, it may be accomplished before the pool building is reopened for swimming. If not, it may require closing the pool for another 2 days later in the fall.




Tennant Floor Scrubber
We took delivery of a Tennant Model T300e Floor Scrubber last Friday. The Tennant is particularly intended to improve the cleanliness of our garage floors. The tests we performed before we decided to buy were very impressive.
We will also use the machine to clean the tile floor of the pool building.


Exercise Room / Party Room
The Exercise Room and the Party Room both were repainted last weekend and they look great. We also installed new LED lights in the gym. These are the same lights that will be installed throughout the pool area. Thanks to Paulo and his brother on a job well done.



PH1 Garage Ramp - Safety Lights
In order enhance safety entering our garages, we are currently testing a light system on the PH1 garage ramp. 

There are 2 lights - an Orange light and a Red light. 

Here how the lights are supposed to work.

  • If the garage door is closed when you arrive and you use your key or remote, the lights will not turn on. It indicates you have enough time to safely proceed down the ramp without the door closing.
  • If you arrive when the garage door is open and the light is orange, you have time to enter the garage.
  • If it is red when you arrive, you must use your key or remote to proceed safely.
  • If the garage door is open when you arrive and you did not use your key or remote, the orange light is a warning that someone is probably exiting the garage. You should wait before entering.
  • If the light is red when you arrive and without using your key or remote the orange light turns on, it indicates someone is exiting the garage.

In summary,
  • If the red light is on, it is not safe. 
  • When both lights are off, it is safe.
  • When the orange light is on, proceed with caution

Annual Meeting
The annual meeting takes place next Sunday at 13:00. There were no additions to the agenda requested for this year.
