Pool Progress Update


When we announced the closure of the pool, we estimated a closure of 6 to 8 weeks. We projected a reopening in the week of July 18. Issues with the pool paint may negatively affect that date. Details are below.

Pool Paint

You must have heard the noise in the garden that lasted until 7:45 PM on Tuesday evening. That noise was from the compressor needed to water-blast the pool a second time. Although initial water-blasting was completed more than 2 weeks ago, our contractor has since encountered similar issues as we have had with the same paint in a pool in another building. Therefore, he is convinced that using this paint would be a mistake.

Not wanting to risk a third lengthy shutdown of the pool, we have agreed to use the same type of paint we have used successfully in the past. This second water-blasting was to remove the balance of the new paint left over from the first time so that we can go back to a more conventional solution. Whereas using a new type of paint that would be guaranteed for 8 years seemed like a good idea at the time, in practice, it was less than a month before problems began to appear.

It is the drying time after water-blasting and painting of the pool that causes the long shutdown so a second water-blasting will cause a delay. However, now that we have switched to more conventional paint, the necessary wait time for drying will be reduced. There is no extra cost to us for this change. However, our contractor is in a legal dispute with the paint supplier.

Gutters

The final design of the Gutters was approved this week and they are expected to be installed just before painting starts in the week of July 11th.

Other

There are 2 remaining issues.

As previously discussed, the problem where we often need to place a bucket at the front of the pool is still outstanding. The problem is that it has not leaked for months and is impossible to diagnose.

A new issue has manifested itself when we did the water-blasting. The concrete pedestal that supports the hand railing has cracked and needs repair. We are working on a solution.

Summary


  1.  Pool has been closed since May 20th
  2. Three Leaks in the pool have been located and plugged.
  3. Condensation damage to the walls and ceiling has been repaired.
  4. First water blasting of pool to remove loose paint was completed June 12th.
  5. Second water blasting to remove balance of paint completed June 28th.
  6. Pool needs to dry before repainting can begin.
  7. Repainting of the pool with conventional paint should begin week of July 11th.
  8. Paint needs to dry for 1 to 2 weeks prior to refilling.
  9. Gutters ordered.
  10. Installation of gutters (1 day) just before painting begins.
  11. We require 3 days to refill and heat the pool.
  12. Target date for reopening – before August 1st. Despite the lost time due to the need for a second water-blasting, this is approximately 1 week late.
