We have not needed a special assessment since we did the main roofs in 2008. We have substantial funds budgeted to deal with Bill 122 findings but the cost implications are a wild card. 

Additionally, our reserve fund at the end of FY2019 (Year 3) will be less than half of what it was at the end of last year.

These two elements combined imply that there will be a greater risk for a special assessment by the time we get to FY2019. We should know better by the meeting.
