Last year, we had a co-owner aggressively pursue the board to change the windows of his condo. The engineering firm that performed our reserve fund study last year has assured us that our windows have a lifespan of 45 years so the need to change windows is almost 20 years premature.
However, they have also indicated that after 26 years, there are many windows in our building that are due to be caulked and possibly refitted.
Our declaration of co-ownership specifies that owners are responsible for ongoing maintenance of their windows. Our plan, at the present time, is to negotiate a group rate for our residents to caulk their windows. This is similar to the way we handled dryer duct cleaning, hot water tanks, and air conditioner maintenance.
