Dear Co-owners of SDC Les Cascades,

This is to announce that due to health reasons, Anne-Marie has tendered her resignation and will not be with us after July 31st. She has been with us for 5 years. We thank her for her hard work on our behalf.

With her leaving and due to recent complex changes in condominium laws and regulations, the board of directors has concluded that a single building manager can no longer keep up with all the technical, legal, and administrative requirements of the syndicate. Therefore, we have decided to hire Condovision, a Building Management company and the transition process and final discussions are taking place. This will bring many changes to the way we live at Les Cascades and are confident it is in the best interests of the syndicate.

In the weeks and months ahead, the Condovision team will work hard to ensure a professional management of our property as well as a pleasant and harmonious life for the residents of our Condo-Association.

The main duties the property manager is to maintain or even increase the value of your property, support the Board of Directors in its decisions and ensure the rights and integrity of our condominium association. We want to emphasize the importance of respecting the declaration of co-ownership and especially the by-laws of the building. The sustainability of the Syndicate and the harmonious life in our condominium association are top priorities for Condovision.

However, they cannot fulfill those duties without your cooperation, which is why we want to emphasize the importance of having your full support.

Regarding the condo fees, please continue paying as you are currently doing.

You can reach Condovision during regular business hours (9:30 a.m. to 5:30 p.m.) at 514-341-8827 or info@condo-vision.com. In case of emergency, they can be reached at 514-342-8558, 24/7.

In addition, they will be developing a web portal dedicated to our condo association on which you will have online access to your statement of account, building regulations and various documents relating to the syndicate.

As soon as the transition process is finalized, you will receive a username and a personalized password to access the web site. We will try to ensure a rapid and efficient transition, but please be patient for the first few weeks. A period of time is always needed in order to acclimate to the building and to acknowledge all the issues concerning our condo association.

RÉSIDUS ENCOMBRANTS (meubles, matelas, appareils ménagers)

 

NE PAS LAISSER LES MEUBLES, MATELAS ET APPAREILS MÉNAGERS DANS LE GARAGE !!!!!!!

 

La collecte des résidus encombrants par Ville St-Laurent a lieu tous les jeudis avant 8h00 du matin.

Vous devez les déposer sur le bord de la voie publique de façon ordonnée à une distance d'au moins un mètre du trottoir à la gauche (pour le 11111) et à droite (pour le 11115) de la sortie de garage. Les morceaux de bois doivent être exempts de clous ou de vis apparents, attachés et d’une longueur maximale d’un mètre. On doit également rouler et attacher les tapis.

 

Matières acceptées :

·         Meubles

·         Matelas (s.v.p. envelopper dans des sacs de plastique)

·         Gros appareils électroménagers

·         Bois en vrac

·         Carton de grande dimension

·         Micro-Ondes

·         Tapis

 

Les résidus suivants ne sont pas collectés :  

Les produits électroniques comme les téléviseurs ou le matériel informatique : ces matières doivent être déposées dans les écocentres ou apportées lors des collectes des résidus domestiques dangereux.

LARGE TRASH ITEMS (furniture, mattress, household appliances)

 

DO NOT LEAVE FURNITURE, MATTRESSES, HOUSEHOLD APPLIANCES IN THE GARAGE !!!!!!

 

Large trash items are collected by the City of St-Laurent every Thursday morning before 8 AM.   

Simply place them on the curb on the left (for 11111) and on the right (for 11115) of the garage exit in an orderly manner at a distance of at least 1 m from the sidewalk. Nails and screws must be removed from pieces of wood. The pieces must not measure more than one metre long and should be bundled and tied. Carpets must also be rolled up and secured.

 

The following items are accepted:

·         Furnitures

·         Mattress (please wrap in plastic bags)

·         Big electric domestic appliances  

·         Pieces of wood

·         Big cardboard

·         Microwave oven

·         Carpets

The following items are not collected:

Items that fall under the category of information and communication technology (ICT), such as televisions and computers. These items must be deposited at the ecocentre.

 

INSPECTION DES FAÇADES DES IMMEUBLES

 

L’inspection des façades des deux immeubles des Cascades sera effectuée le jeudi 22 avril 2021 à partir de 7h30 par la firme d’ingénierie GESFOR. Ne soyez donc pas alarmés si vous voyez des cordistes descendre du toit. L’inspection a pour but de rencontrer les exigences de la loi 122 de la Régie du Bâtiment du Québec qui demande une inspection des façades à tous les cinq ans afin d’éliminer toute condition dangereuse pouvant compromettre la sécurité des résidents. Vous ne devriez par être incommodés par cette inspection.

 INSPECTION OF THE BUILDING FAÇADES

The inspection of the facades of the two Cascades buildings will be carried out on Thursday April 22nd, 2021 from 7:30 am by the engineering firm GESFOR. Please do not be alarmed if you see rope access technicians coming down from the roof. The purpose of the inspection is to meet the requirements of Law 122 of the Régie du Bâtiment du Québec, which requires an inspection of facades every five years in order to eliminate any dangerous condition that could compromise the safety of residents. You should not be inconvenienced by the inspection.

Veuillez nous aider à sécuriser les immeubles Cascades en suivant les consignes suivantes :

• Assurez-vous que les portes d'accès se ferment et se verrouillent derrière vous lorsque vous vous déplacez dans l’immeuble. Ne laisser pas les portes ouvertes;

• Ne laissez pas des personnes que vous ne connaissez pas entrer dans l’immeuble. Les personnes qui circulent dans le bâtiment doivent avoir une carte d'accès ou être invitées à entrer par des résidents qui les connaissent;  

• Si vous voyez quelqu'un entrer à pied dans le bâtiment par le garage, veuillez en informer immédiatement les concierges ou la gestionnaire d’immeuble; 

• Verrouillez les portes de votre condo et de votre voiture et ne laissez pas d'objets de valeur visibles dans votre voiture.

Dear residents,

Please help us keep the Cascades buildings secure by doing the following:

• Make sure the access doors close and lock behind you as you move through the building. Do not block doors opened. 

• Never let anyone you don’t know into the building. People circulating in the building should have an access card or be let in by someone who knows them. 

• If you see someone getting into the building by foot through the garage, please notify the janitors or the building manager right away. 

• Lock your condo and car doors and do not leave valuables visible in your car.
