A PERSONAL NOTE FROM YOUR NEW PROPERTY MANAGER

Dear co owners, I would like to present myself as your new property manager, Diane Patenaude.
 I have been hired by your Board of Directors as they believe I can make a difference in managing your residence property.

I really believe I can do so, but I have to be able to concentrate on my main duties which are to enhance your building.

When a co-owner purchases a condominium unit, at closing, the co-owner must receive a copy of the Declaration of co-ownership.

In the Declaration of co-ownership, many rules are stipulated.

It is the responsibility of each co-owner to respect all rules, or if the co-owner rents their unit, it is imperative that the tenant respects all rules.

As an example, the declaration states that condominium fees must be paid the first of each month. 

As we are all aware it takes proper planning of all revenues and expenses and should my attention be diverted in the direction of monthly collections, it will be difficult to focus on the proper property management.

One must remember to take a shower before entering the pool, when in fact the rules are clearly indicated in the pool area.

Owning a condominium is like owning and individual residence except that each co-owner owns an exclusive portion of the building.

All co-owners are all responsible for the entire property including the exterior component. It is therefore up to all co-owners to want their investment to be the best and by not respecting the rules in your Declaration of co-ownership it will diminish the value of each and every condominium.

One of my goals is to try to make sure that if a co-owner wishes to one day sell, that the property is the best buy on the market.

I will take the appropriate and responsible time to fix and upgrade all that is required when necessary and I would appreciate it if all of the co-owners can help me in reaching this goal.

My request is to take action immediately and come to meet me at the next Annual general meeting.

If you are not able to attend, please let one of your neighbours know or give your Board member a proxy so that we can make the right decisions and not spend money unwisely due to not getting a proper quorum and have to spend extra money to postpone the meeting.

On another note, I must re-iterate that it is imperative that we all work together to follow all rules and keep the property pristine at all times.

The cleaning people require cooperation and to replace such individuals may cost substantially more in condominium fees.

In my experience, it is a rarity to have such dedicated knowledgeable board members who have selflessly served all co-owners over many years.

I look forward to seeing all co-owners at the annual meeting with positive feedback and constructive criticism.
