We have agreed to a settlement for Viktor & Cornelia. Although we believe 90% of their claim was without merit, we agreed to apply some of the legal budget for the case to their settlement in order to finalize the issue. In our opinion, they ended up with more than they deserved but we spent less than our budget for the case including legal fees.

Pool Roof
Despite a 3-month project during which the entire pool roof was changed, it continues to leak. The contractor has returned multiple times to correct caulking and membrane issues but to no avail. The upper roof has large puddles of water which indicates that water is not draining adequately. This is partially due to an inadequate slope but there could also be condensation and other issues.

It is likely that the contractor will redo the upper roof in the spring as the Contractor is concerned that, even if the leaks are stopped for now, the roof will not last the full 10 year guarantee. Rest assured that a new upper roof will cost us nothing as it is part of the guarantee.

Power failure(s)
About 3 weekends ago, there was power failure in the PH2 common areas caused by the building’s make-up heater.

Then, last weekend, the heating coil of the make-up heater of PH1 burned out and tripped the main breaker in the electrical room. Since electricity flows from PH1 to PH2, both buildings were affected. It was eventually diagnosed that the issue was caused by water infiltration which caused a short circuit. The caulking around that area has now been redone.

To make matters worse, although the generator started as it should, after a few hours, it just stopped. This meant that the electronic door system, the corridor lights, elevators, garage doors, etc. could not work. Our systems started to work again once the generator was restarted manually.

At first, Hydro indicated that the problem was theirs. A crew arrived but only after a 3 hour delay to determine that, in fact, it was a building problem. This is no surprise given that only our buildings were affected. However, it meant that power was not restored until our electrician arrived about an hour later. Power eventually was restored by 10:15 PM.

Resolution – Renters
There have been some incidents recently where owners who rent their condos have returned to use the pool and facilities. It has always been our policy that when you rent your condo, you pass the rights to the renter for the duration of the lease.

We have formalized this policy with a board resolution at our last board meeting and have also posted a notice about this. This resolution will be part of the agenda of our next AGM.

Videotron Contract
A survey of our residents’ attitude toward the Videotron TV contract was distributed recently. We encourage everyone to send in their feedback.
